STRUCTURAL ALTERATIONS IN SEVENOAKS

Kentish Construction carries out structural alterations in Sevenoaks and across nearby Kent, working from suitable drawings and structural calculations. What structural work do you undertake?

Typical projects include removing load-bearing walls, creating larger openings between rooms, installing structural steel beams, forming new door and window openings, supporting chimney alterations and completing masonry repairs. Structural work often sits within a wider refurbishment or extension, but we can also quote for a clearly defined alteration on its own.

Do I need a structural engineer?

For load-bearing alterations, usually yes. The structural engineer assesses the existing building and designs the beam, bearings, columns, connections or other support required. Their calculations provide the technical basis for the work and for Building Control approval. We do not guess structural sizes on site. If you do not yet have an engineer, we can explain what information a designer will normally need.

Does Building Control inspect structural work?

Structural alterations generally require Building Regulations approval. Building Control may inspect the temporary support, bearings, installed steelwork, fire protection and making good at relevant stages. The required inspection points should be agreed before work is covered. We can coordinate access for inspections and build from the approved drawings and calculations, while the formal approval remains tied to the project and inspecting authority.

How are structural steels installed?

Installation starts with a method and sequence suited to the property. Loads must be supported safely before masonry is removed. Openings and pockets are formed, padstones or bearings prepared and the steel lifted into position using suitable equipment and access. Connections and packing are completed to the design before temporary support is removed. The practical approach depends on beam weight, ceiling height, access and whether floors above remain occupied.

Can you make good after the structural work?

Yes. Our scope can include rebuilding local masonry, fire-protecting steelwork, studwork, plasterboarding, plastering, carpentry, flooring repairs, decorating and alterations to nearby services. The extent of making good should be stated clearly in the quotation because a new opening may affect a wider ceiling or wall finish than the structural line alone. We discuss whether the final result will be fully finished or left ready for another contractor.

Can you work in an occupied home?

Often, yes, but structural alterations are noisy and dusty. We plan access, temporary protection and separation from occupied areas. There may be short periods when rooms or routes cannot be used, and services in the affected wall may need to be isolated or rerouted. We explain the disruptive stages in advance and keep temporary works secure until the permanent structure is complete.

What about the Party Wall Act?

Work on or near a shared wall, including cutting pockets for beams, may fall within the Party Wall etc. Act 1996. The building owner is responsible for obtaining appropriate advice and serving any required notices before work starts. A party wall surveyor can advise on the specific property and design. Party Wall matters are separate from planning permission and Building Regulations approval.

How is structural alteration work priced?

A useful quotation normally needs drawings, structural calculations, access information and a clear making-good specification. We identify what is included and any stated assumptions. If hidden services, weak masonry or other unforeseen conditions become apparent after opening up, we explain the issue and agree the necessary variation before proceeding where practical.
