What can a property refurbishment include?

What does a whole-house renovation involve?

Whole-house work needs careful sequencing. We normally review surveys, drawings and the condition of the existing building before agreeing a programme. Strip-out reveals the areas that need repair, after which structural and weatherproofing work can be completed before electrical, plumbing, heating and insulation stages. Plastering, joinery, flooring, decorating and final fittings follow in a logical order. Long-lead items such as windows, kitchens and bespoke joinery should be selected early to protect the programme.

Can you carry out structural alterations?

Yes. Refurbishment often involves forming larger openings, removing walls, installing structural steels, changing door or window positions and making good around the altered area. Can you work in an occupied home?

Many projects can be phased around an occupied part of the house, but the practical answer depends on the work. We discuss safe access, dust separation, working hours and temporary services before starting. A kitchen replacement, full rewire or major heating change can make everyday living difficult, and there may be short periods when water or power is unavailable. How is refurbishment work priced?

Accurate pricing depends on the level of information available. Drawings, room schedules, product choices and a written scope reduce uncertainty. We identify known work, stated allowances and any items that cannot reasonably be confirmed until parts of the existing building are opened up. If the client changes the specification or unforeseen defects are found, the variation is described and priced as clearly as possible before additional work proceeds.

Do refurbishment projects need approvals?

Like-for-like cosmetic work may not require formal approval, but structural changes and significant alterations often need Building Regulations approval. Planning permission may also be relevant for external changes, listed buildings, flats or properties in conservation areas. Electrical and heating work must meet the appropriate standards.
