We plan each project around the site, intended use, access and finish rather than treating every garden as the same.

What can a garden room be used for?

Common uses include a home office, studio, gym, games room, treatment room, music space or a quiet room for study and relaxation. How you intend to use it affects the specification. A daily office needs dependable insulation, lighting, power and ventilation, while a gym may need a stronger floor and additional ventilation. We discuss furniture, equipment and heating early so sockets, doors and windows are positioned sensibly.

What is included in a garden room build?

Our agreed scope can include ground preparation, foundations, the structural frame, wall and roof insulation, weatherproof cladding, roofing, windows and doors, internal lining, flooring, decorating and electrical work. We can also construct steps, paths or a patio to connect the room naturally with the garden. The exact specification is set out in writing, including client-supplied items and any allowances.

Do I need planning permission for a garden room?

Many domestic outbuildings can be built under permitted development rights, but limits apply to their position, height and use. Restrictions may be different for listed buildings, conservation areas, flats, maisonettes and properties where permitted development rights have been removed. A building used as separate living accommodation is also a different proposition from an incidental garden office. The local planning authority should confirm the position for your property before work begins.

Do Building Regulations apply?

Building Regulations requirements depend on factors including floor area, construction, location near boundaries and the proposed use. Electrical installations must be carried out and certified appropriately. If Building Regulations approval is required, we can work from the relevant drawings and coordinate inspections as part of the agreed project.

Can you run power, heating and internet?

Yes. We can plan power and lighting with a qualified electrician, including internal sockets, external lighting and a suitable supply from the house. Heating options may include an electric panel heater or another solution appropriate to the room. Internet can be considered through a data cable, wireless link or client-arranged system. Routes and capacity need to be checked before construction so services are integrated neatly.

What foundations are used for a garden room?

The right foundation depends on the building design, soil, levels, nearby trees and access. Options may include concrete foundations or engineered base systems where suitable. We do not choose a foundation simply because it is quick; the base must provide stable support and manage moisture properly. The surrounding ground should also drain away from the finished building.

Can you complete the patio and landscaping too?

Yes. Our landscaping service can include porcelain or natural-stone paving, steps, retaining walls, drainage and making good around the build. Combining these works helps levels, thresholds and drainage operate as one coherent design rather than as disconnected jobs.
